Design Build Services
Over the course of the last few years, CJW Contractors has developed considerable experience performing Design/Build projects. CJW Contractors has worked with reputed design firms in the Washington DC metropolitan area. The primary benefit to our client is the simplicity of having one party responsible for the overall development of the project. Under this Contract type, the Owner will typically negotiate a fixed price to complete the design and construction of the facility. Then the Design/Build team designs the complete facility, usually based on a preliminary scope or design presented by the Owner. The Design/Build team is then responsible for construction of the project, and for all coordination between design and construction.

CJW Contractor’s role as a design-build contractor is a multidimensional one. Initially, the client will work with CJW Contractor’s design-build team to identify project needs. As the project progresses, the project manager and estimators will join the team to ensure a smooth transition through all phases of the construction process. In the conceptual design stage, much of the effort will focus on the overall scope of the project. Seamless value engineering and opportunities for substantial time savings are major traits of this kind of approach to construction. CJW Contractors always maintains complete transparency with our client.

Construction Management
As construction projects have become more complex over the years, with each aspect of a job handled by separate specialists and regulated by different codes, construction management has emerged as a critical function for a successful project. We understand the complexity of managing commercial construction projects and their multifaceted processes. CJW Contractors as a construction manager will act as your agent responsible for soliciting and hiring the project professionals and trade contractors while managing the design process, governmental approval process, material procurement and the construction process. From the initial conceptual meeting to the final walk through, we will be there every step of the way to ensure your project is a success. As a liaison between designers, architects, governmental agencies, contractors and suppliers, we make sure the building process is managed properly throughout its entirety. From the conception of design through the final stage of development, our firm will focus on the entire project, from cost estimating, managing the bidding process, standards of quality, managing contract requirements and communicating and managing the design professionals and governmental agencies. When you contract CJW Contractors Inc. for Construction Management, we will treat your project as if it were our own, allowing you to concentrate on running your business while we focus on building its new structure.

General Contracting
Each Construction project is different and requires different preparation and management depending on the Contract. The traditional design-bid-build system, referred to as “General Contracting”, remains one of the most popular delivery methods for you, the Owner. In this specific Contract type, the Owner hires Design Professionals to design the entire project including construction drawings, specifications and contract packages.

Once all the design work is completed, the Owner along with his/her Architect and/or Engineer, solicit bids from General Contractors to prepare bids for the work. The contractor selected to perform the construction is then responsible for constructing the facility in accordance with the design. The Design Professional typically maintains limited oversight of the work and responds to questions about the design on behalf of the Owner. This contracting system offers the advantage of being widely applicable, well understood, and with well-established and clearly defined roles for the parties involved. However, many construction Owners have experienced a variety of frustrations using this system, leading to the development of other methods and variations of the General Contracting contract method.

When an Owner evaluates the General Contracting delivery method on a Project, our approach when meeting with an Owner is first review and evaluate the plans and specifications prepared by the Owner’s Architectural and Engineering Team. In our evaluation we are reviewing the plans for constructability, schedule, means and methods to complete the Project. We also evaluate the Project status as it relates to Governmental Agency approval.
